7.1項目總承包管理的內容
根據雇主招標文件要求,中標單位為沈陽星摩爾購物廣場工程的總承包單位,履行其對自行組織施工項目、雇主指定分包項目、雇主直接發包項目的總承包管理、協調、組織、配合職能,如果我公司有幸中標該工程,結合我公司成功總承包大型公建工程的施工經驗,將按照施工合同的要求,除了負責總承包范圍內自行組織實施的施工內容外,還將對指定分包及其它承包商的施工時間、進度、管理進行協調,并對其工程質量、施工進度承擔總包管理責任。同時,在施工管理過程中,承包人將與雇主直接分包的工程承包商密切協調、彼此配合。施工總承包管理的重點內容為:
7.1.1統籌協調與工程建設有關各方的關系
承包人將站在總承包的高度,以對雇主、對工程高度負責的職業道德,對工程進行統籌安排和全面控制,全過程全方位的為雇主服務。我們深知作為工程總承包方,不是單一的責任,而是對工程的各個方面和環節都負有責任和義務。我們承諾在整個施工過程中,將樹立總包管理的核心地位,充分體現總包的管理作用,協調處理好與雇主、監理、設計以及各參建單位之間的相互關系,理順管理程序。標書翻譯
7.1.2施工現場的計劃、質量等綜合組織管理、協調
本著對雇主高度負責的態度,完全履行總承包商的責任、權力和義務,無論是雇主指定分包商還是我公司選定的專業分包商或者我公司自有配屬隊伍,均一視同仁,統一提出管理要求和標準,堅持在對所有分包商進行嚴格管理、監督、檢查和控制的同時,積極主動地支持、服務、照管好各分包商,協調好各分包商的工序計劃安排以及相互之間的工序銜接和交接,確保整個工程合理有序進行,保證工程總體施工進度,保證各分包商的施工質量符合質量標準。
7.1.3項目技術總管理與總協調
一、重點協調各專業技術方案之間的配合與銜接。
二、重視圖紙深化設計和施工詳圖設計,提高圖紙綜合審核能力和深化設計能力。我公司將組織自身的力量、組織各分包商,根據設計師的圖紙和設計要求,按照工程進度的總體要求,完成各專業施工深化詳圖并進行專業之間的協調。
7.1.4施工現場文明安全施工總管理
作為總承包商,我集團將承擔施工現場文明安全施工的總包管理責任,對所有參施單位統一標準,嚴格要求,認真約束,確保現場文明安全施工管理達標。
7.1.5施工技術資料的總承包管理
總承包商將按照國家和遼寧省有關技術資料管理規定,結合優質工程對施工技術資料的要求,制定統一的技術資料收集、整理辦法,明確總承包、專業分包、指定分包等各方職責。施工技術資料由總承包匯總整理、審核,確保整個工程技術資料內容齊全、層次分明、真實準確。
7.1.6對各分包商的協調與服務
作為總承包商,我們將把所有分包商的工程進度、質量、文明安全施工和工程技術資料等納入總承包管理范疇,使施工各方成為一個團結、高效的有機體,共同實現工程目標。在施工過程中,將根據施工合同向分包商提供場地、臨時道路、腳手架及垂直運輸設施、施工測量控制點、臨時用電、用水、施工照明、垃圾清運、保安等方面的服務。
